Job Description **Job Title: Apartment Building Manager / Property Manager**

**Job Summary**

The Apartment Building Manager is responsible for the day-to-day operations, maintenance coordination, tenant relations, and financial oversight of an apartment building. This role ensures the property is well-maintained, fully leased, compliant with regulations, and provides a safe, clean, and positive living environment for residents.

**Key Responsibilities**

**Operations & Maintenance**

- Perform routine maintenance and emergency repairs
- Coordinate and supervise vendors, contractors, and on-site staff
- Conduct regular property inspections
- Ensure compliance with building codes, safety regulations, and local laws
- Maintain cleanliness and curb appeal of common areas

**Tenant Relations & Leasing**

- Market available units and conduct property tours
- Screen prospective tenants and process applications
- Prepare, execute, and enforce lease agreements
- Handle tenant inquiries, complaints, and conflict resolution
- Coordinate move-ins and move-outs, including inspections

**Administrative Duties**

- Maintain accurate tenant records and files
- Respond to phone calls, emails, and service requests promptly
- Prepare notices and correspondence for tenants
- Ensure compliance with fair housing laws and company policies

**Safety & Security**

- Monitor building security systems and safety procedures
- Address safety hazards immediately
- Coordinate emergency response when required

**Qualifications**

- High school diploma or equivalent (college coursework in real estate, business, or management preferred)
- Prior experience in property management, real estate, or facilities management preferred
- Knowledge of landlord-tenant laws and fair housing regulations
- Strong organizational and communication skills
- Basic computer skills (email, property management software, spreadsheets)
- Ability to handle multiple tasks and emergencies calmly

**Physical Requirements**

- Ability to walk property grounds and climb stairs
- Ability to lift up to 50-100 lbs
- Availability for on-call emergencies

**Work Schedule**

- Full-time
- Some evenings, weekends, and on-call availability may be required
