Jim Cooley Construction LLC headquartered in Oklahoma City, currently has an opening for a Project Manager.
Primary Responsibilities:
Manage project from start to completion successfully on time and on budget.
Develop project schedule.
Process Submittals, RFIs and Change Estimates.
Review technical submittal information and testing reports.
Identify critical path items and ensure on-time deliveries. Supervise Field Management progress.
Resolve technical issues and coordinate related meetings.
Attend progress meetings. Conduct pencil draft Applications for Payment review and adjustments.
Finalize monthly Applications for Payment and submit for formal approval.
Supervise Superintendent -Field Manager completion of daily logs, timesheets and other field reports
Develop rapport and maintain communication with customer, design team and all subcontractors
Maintain daily communication with Project Management team
Administrate Subcontractor, Vendor, Consultant & Supplier Agreements
Supervise, approve and process vendor payment applications.
Verify stored materials and insurances.
Support Field Manager in three look ahead Scheduling & Schedule Compliance
Resolve any subcontractor or supplier performance issues.
Monitor and track expenses
Requirements:
Bachelor Degree plus 5 years of experience; or, 10 years of construction management experience in Public Works/ Commercial / Federal Construction. Note any PM, CM, Leed, DBIA, CSI Certifications.
Demonstrated leadership ability with solid planning and organizational skills
Professional verbal and written communication skills
Track record of on time performance, managing expenditures & positive customer relations
Complete understanding of design specifications, drawings and project documentation
Working knowledge of OSHA, Safety and First Aid regulations and standards
Computer literacy including Microsoft Office (Word, Excel, Outlook). Experience in Primavera, Microsoft Project, ProCore, EpM or other construction management software is a strong advantage
Candidate must pass Department of Homeland Security background check and drug test
List any prior federal agency construction experience, as CM, contractor or customer rep.
