The Opportunity
Razilience LLC is seeking an experienced Commercial Property Manager to support day-to-day operations across our industrial portfolio in Florida and Georgia. This role is responsible for keeping properties running smoothly — from tenant communications and vendor coordination to financial reporting and site visits — while delivering consistent, high-quality service to our tenants.
This is a full-time position. Candidates must reside in Orlando, be bilingual in English and Spanish, and be available to travel to properties across Florida and Georgia as needed.
Key Responsibilities
- Serve as the primary point of contact for commercial tenants, responding to inquiries and resolving issues promptly and professionally.
- Conduct regular on-site property visits to assess conditions, build tenant rapport, and ensure operational standards are met.
- Coordinate daily building operations, including vendor services, preventive maintenance schedules, and life-safety compliance.
- Assist in the bidding and negotiation of service contracts and manage vendor relationships to ensure cost-effective, quality service delivery.
- Track tenant COI requirements and HVAC maintenance obligations to ensure compliance with lease terms.
- Support the preparation and management of property budgets and CAM reconciliations in coordination with the accounting team.
- Monitor rent collections, operating expenses, and variances to help keep properties on budget.
- Coordinate with the project management team on maintenance, repairs, and capital improvement projects.
- Assist with leasing efforts as needed, including move-in/move-out coordination.
- Build strong working relationships with tenants, vendors, colleagues, and leadership.
Qualifications
- 3+ years of commercial property management experience, industrial preferred
- Bilingual in English and Spanish (required)
- Working knowledge of property financials, including budgeting, expense tracking, and CAM reconciliation
- Familiarity with building systems, mechanical operations, and preventive maintenance
- Proficiency in Google Workspace, Microsoft Office, and property management software
- Ability to manage multiple priorities independently and with strong follow-through
- Exceptional organizational skills and attention to detail
- Strong written and verbal communication skills
- Valid driver's license, reliable transportation, and willingness to travel
- Availability to respond to calls and emails during and outside of standard business hours
