Summary
In general, the Project Manageris responsible forall aspects of a project including sales, estimating, permitting, programming,designandconstruction itself. The Project Manager must have extensive experience and a deep understanding of each phase of the design and construction process and a strong ability to create and manage the overall project budget.
Essential Duties & Responsibilities
Leadership / Management
- Create project estimates, proposals,scheduleand budgets
- Track and control construction schedule andprojectcosts to achieve completion of project within time andproject budget
- Negotiate contractsand change orderswith customers and subcontractors
- Ensure production activities areoptimizedto project schedule, cost effectiveness, safety, ease of operations, and profits
- Job cost accounting asrequiredto manage the budget, trackexpensesand minimize exposure and risk in the project
- Conduct project management meetingstoprovide clear communication between all stakeholders and assign tasks and responsibility of completion
- Coordinate the efforts of all parties involved in the project, which includesthe architects, consultants, contractors, sub-contractorsand laborforce,to ensure workcomplies withstandards and meets contract requirements
- Must be able to work professionally with clients, vendors, employees,managersand supervisors
- Work with government authorities inobtaining all necessary project permits, licenses,variancesand other land development processes
- Enforce all Companysafety policies, OSHApoliciesand other applicable safety standards
- Keep informed on current construction means, methods and procedures and work with Field Superintendents to implement procedures to improve production standards
- Performadditionaltasks as requested by management
Relationship Management
- Build long lasting relationships with customers that are built upon trust and delivering results
- Developing andmaintainingstrategic relationships and networks with key industry leaders, including business, corporate, government, and A & E firms
Technology
- Utilizeappropriate businesssoftware including Procore, Blue Beam, Timberline, Microsoft Excel, Microsoft Word, MicrosoftProjectand Microsoft Outlook
Technical
- Must be able to interpret architectural plans and shop drawings, land surveys, engineeringreportsand analyses.Must haveworking knowledge of project scheduling techniques
- Must have knowledge of various prime contracts and subcontractsutilizedby Greystone Construction Company
- Must manage projectstart up and close-out procedures
- Ability todetermineand satisfy the customers insurance coverage and certification requirements
- Work to improve personal,technicaland supervisory skills through continuing education,trainingor participation in professional organizations
Prospecting / Business Development
- Promote Company through involvement in community or civic organizationsthat will expand network
- Attend trade and business development functions toincrease visibility, and generateleads
Qualifications
- BS degree in Engineering or Construction Management from an accredited college or university
- 2-50yearsofexperience as a Project Manager
- Experience with a design/build general contractor who self-performs concrete, masonry,carpentryand/or pre-engineered building constructionis preferred
- Ability to manage multiple projects ranging from$2Mto $15Mthrough various delivery methods including Design/Build, GC, CM, CMAR, and Cost Plus.
- Results-orientated with proven ability to organize, plan and prioritize work to meet deadlines
- Able to apply sound judgment andproblem solvingskills to complex projects and business challenges
- Solid reputation for building excellent relationships with internal and external customers
- Preferably has existing network of established relationships with prospective clients in the markets that Greystone serves
- Excellent verbal, written, and presentation skills; communicates effectively with management, employees, customers, and vendors
- High levelof motivation, integrity, and commitment to team and customers
- Strong work ethic, decisive, ambitious, with an unwavering commitment to quality and professional work.
Working Environment / Physical Requirements
- Sitting, standing, walking un-even surfaces, climbing, kneeling,lifting upto 50 lbs. on a regular basis and occasionallylifting upto 80lbs
- Must be capable of working on job sites where temperatures and noise level can fluctuate, and the ability to see, hear, and verbally communicate with co-workers and vendors as needed
- Must have near visual acuity to review written documentation
- Ability to wear job required Personal Protective Equipment
