Job Description
The Director of Commercial Property Management is responsible for developing and implementing the strategic direction and day-to-day leadership of the property management platform, including short- and long-term growth and profitability. This role combines hands-on operational oversight with business development, client relationship management, and team leadership. You will serve as the face of Partners’ property management services in the market, driving new business while ensuring best-in-class service delivery across the portfolio.

What You’ll Do (Key Responsibilities)
Strategic Leadership & Business Development
- Working with Senior Leadership, develop and execute the strategic growth plan for the property management platform, including new client acquisition, portfolio expansion, and service line integration for the Houston and Dallas/Ft. Worth markets
- Generate compelling proposals and deliver persuasive presentations to win new management assignments
- Leverage the full Partners platform—brokerage, capital markets, development, and valuation—to create integrated client solutions and cross-selling opportunities
- Develop a reputation as a trusted advisor and opinion leader in the Houston and Texas commercial real estate markets
- Evaluate industry trends, market conditions, and financial performance indicators to anticipate client needs and respond with proactive solutions
- Identify, target, and pursue new business opportunities through proactive outreach to current and prospective clients, building owners, and investors
Portfolio & Operations Management
- Oversee all operational and financial activities across the managed portfolio, including office, medical office, industrial, retail, and mixed-use assets in the greater Houston area
- Ensure properties are maintained to the highest standards, financially optimized, and compliant with all applicable regulations
- Develop and monitor annual property budgets, financial reports, and forecasts; identify variances and implement corrective strategies
- Implement and refine operational best practices, standard operating procedures, and technology platforms (Yardi or similar property management software)
- Oversee vendor procurement, contract negotiation, and performance management for all building services
- Drive sustainability, energy management, and ESG initiatives across the portfolio
- Develop and manage capital improvement programs, tenant improvement projects, and building transition/takeover plans for new assignments
Client Relationship Management
- Serve as the primary point of contact for property owners and institutional clients, functioning as their trusted real estate advisor
- Conduct regular client meetings, property inspections, and portfolio reviews to ensure alignment with ownership objectives
- Foster a strong service orientation across the team, emphasizing responsiveness, transparency, and proactive communication
- Manage tenant relations at the portfolio level, ensuring high satisfaction and retention rates
- Recruit, mentor, and develop a high-performing team of property managers, building engineers, and administrative professionals
- Conduct performance evaluations, establish development plans, and foster a culture of accountability, collaboration, and continuous improvement
- Provide training and professional development opportunities to elevate team capabilities and industry knowledge
- Coordinate cross-functionally with brokerage, accounting, and executive leadership to ensure seamless service delivery
What You'll Need
Required Qualifications
- Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field
- 7+ years of progressive commercial property management experience, including 5+ years in a leadership or director-level role
- Deep knowledge of commercial building systems, operations, lease administration, and financial reporting
- Proficiency with property management software (Yardi Voyager preferred) and Microsoft Office Suite
- Demonstrated experience managing institutional-quality office portfolios of >2M+ square feet
- Strong financial acumen with experience in budgeting, CAM reconciliations, and owner reporting
- Ability to travel within the State of Texas
Preferred Qualifications
- CPM (Certified Property Manager) or RPA (Real Property Administrator) designation
- Established relationships with building owners, investors, and brokers in the Houston/Texas market
- Familiarity with sustainability programs, Energy Star benchmarking, and ESG reporting
