Job Overview
The Maintenance Technician assures the day‑to‑day maintenance operations of the community and on‑site facilities operate smoothly by completing general maintenance of the building(s) and common areas, and performing common area and in‑unit inspections. The position supports the General Manager to meet the Community goals and objectives and ensures that the Community’s vision is maintained through the upkeep of the grounds and buildings. Additionally, the role upholds the aesthetics of the community as directed by the Board and General Manager and ensures the highest level of service is provided.
Compensation
Base pay range: $30.00/hr – $31.00/hr
Your Responsibilities
- Meet with contractors, subcontractors, and vendors to ensure quality performance and completion per maintenance contracts.
- Monitor vendor compliance with building access and conduct.
- Maintain the site’s computer‑based task‑and‑project‑oriented work order system to track maintenance, daily tasks, and project work.
- Ensure all maintenance customer service calls and related work orders are handled per Association Governing Documents and contractual specifications.
- Apply all necessary safety procedures for legal compliance.
- Complete all applicable safety training as assigned.
- Attend requested meetings or functions.
- Collaborate with the General Manager on the Reserve Study and Association budget.
- Conduct weekly (minimum) walkthroughs of all buildings and common areas and direct responsible vendors for repairs and maintenance activities.
- Obtain proposals for property projects per the Reserve Study and other items, working within budget constraints.
- Provide input on changes in maintenance processes, repairs, purchases, or policies to benefit the Association.
- Review and update Association Maintenance manuals as needed.
- Perform routine maintenance on facilities, equipment, and buildings (carpentry, electrical, painting, plumbing, mechanical, irrigation/drainage).
- Operate mechanical equipment (saws, buffers, lathes, drills, etc.) ensuring safety procedures are followed.
- Inspect facilities for structural problems, vandalism, roof or siding damage, pest infestations, and proper lighting and report to the General Manager.
- Set up tables and chairs for special meetings and ensure all equipment is functioning properly.
- Stock and monitor janitorial and building maintenance supplies and maintain an inventory list of tools and supplies.
- Maintain reliable transportation and a valid California driver’s license; drive to other locations as necessary.
- Always represent professionalism and FirstService Residential’s standards of operations to clients and staff.
- Handle additional duties as requested by the Board of Directors, General Manager, or management as needed.
Skills & Qualifications
- Ability to read and understand blueprints, construction plans, and diagrams.
- Strong written and oral communication skills.
- Ability to handle multiple tasks and work independently.
- Ability to prioritize daily workload and manage deadlines.
- Proficiency with Microsoft Office Word, Excel, and Outlook.
- Strong customer service skills and ability to interact face‑to‑face with residents, Board Members, vendors, and the public.
- Flexibility, calmness, and professionalism when dealing with difficult clients or personalities.
- Ability to collaborate with coworkers, share ideas constructively, listen objectively, keep commitments, and communicate progress and issues.
- Proficient in English; bilingual Spanish is desired.
Education & Experience
- Bachelor’s Degree preferred.
- Minimum four (4) years of full‑time experience in property management and/or facility maintenance or a closely related field.
Physical Requirements / Working Environment
- Lift up to 50 lbs.
- Sit for extended periods of time.
- Stand for extended periods and walk up to two (2) miles on uneven terrain.
- Use finger dexterity for keyboarding and computer use.
- Hear to receive telephone calls and voice mail messages and communicate information independently.
- Uniforms may be required.
- Work may include evenings, weekends, and holidays; on‑call for emergencies may be required.
- Consistent and regular attendance required.
- Regular schedule as determined based on client and community needs.
Travel
Local travel as needed.
