As we strategically expand our Columbus operations, we are seeking high-caliber Project Managers to helm a suite of upcoming high-profile developments. Job Description End-to-End Execution: Spearhead all phases of ground-up commercial developments, driving projects from initial concept through final delivery while maintaining strict adherence to timelines and fiscal targets. Fiscal & Resource Stewardship: Architect and manage comprehensive project budgets and master schedules, optimizing resource allocation to maximize operational efficiency. Strategic Collaboration: Act as the primary liaison between architects, engineers, and subcontractors to ensure seamless integration of technical specifications and project milestones.
On-Site Excellence: Conduct rigorous site inspections to audit progress, enforce premium craftsmanship, and guarantee uncompromising safety standards. Proactive Risk Management: Identify potential project bottlenecks and risks early, implementing decisive mitigation strategies and corrective actions to keep builds on track. Executive Reporting: Synthesize complex project data into actionable status reports for senior leadership, providing transparency on KPIs and critical milestones.
Regulatory & Contractual Oversight: Navigate local, state, and federal building codes to ensure full compliance while negotiating high-value vendor and subcontractor agreements to optimize project buyout. Team Leadership & Mentorship: Cultivate a high-performance culture by mentoring junior staff and promoting professional development across the project team. Stakeholder Alignment: Facilitate streamlined communication between clients, consultants, and internal teams to resolve conflicts and maintain mission alignment.
Quality Assurance: Enforce stringent quality control protocols to ensure every project meets the firm's legacy of excellence in materials and workmanship. Project Administration: Oversee the lifecycle of project documentation, including contracts, RFI/submittal logs, and change order management. Seamless Transition & Closeout: Partner with property management for successful occupancy transitions and lead formal project closeouts, including final owner walkthroughs and punch-list resolution.

The Successful Applicant Educational Background: A Bachelor's degree in Construction Management, Civil Engineering, or a related discipline is highly regarded, though equivalent field experience will be strongly considered.
Proven Portfolio: A demonstrated track record of delivering large-scale, ground-up multi-family or high-density residential projects from site-work through certificate of occupancy. Technical Mastery: Deep technical expertise in vertical construction processes, including a sophisticated understanding of Ohio building codes and regional regulatory requirements. Fiscal Management: Advanced financial acumen with a history of managing multi-million dollar budgets, aggressive cost control, and precise financial forecasting.
Strategic Leadership: Natural ability to command a job site and office environment, with a dedicated focus on mentoring junior staff and fostering high-performing teams. Industry Tech Stack: High proficiency in industry-standard tools such as Procore, Primavera P6 , or similar project management and scheduling software. Decisive Problem Solving: The ability to remain composed under pressure, utilizing sharp analytical skills to resolve complex challenges and keep projects moving forward.
Stakeholder Diplomacy: Exceptional interpersonal skills used to navigate relationships with owners, local officials, and subcontractors with professionalism and clarity. Multi-Project Oversight: Proven organizational agility, with the capacity to prioritize resources across a diverse pipeline of projects simultaneously. Contractual Expertise: Extensive experience in the "buyout" phase, including expert-level contract negotiation and vendor management to ensure project profitability.
Safety Culture: An uncompromising commitment to safety, ensuring all sites exceed OSHA standards and federal/state safety regulations. Mobility & Certification: Ability to travel to regional project sites as needed; PMP or similar professional certifications are a plus, though not mandatory. What's on Offer A competitive base salary between $130,000-$150,000 (Depending on Experience) Competitive bonus structure, project/profit based.
