This role ensures that all properties are safe, functional, and well-maintained while delivering responsive, high-quality service to residents and internal stakeholders.
The Property Maintenance Technician performs routine, preventive, and emergency maintenance tasks, supports work order execution, and coordinates with team members and vendors as needed. This role requires availability to support after-hours, weekend and holiday maintenance needs and reports to the Property and Leasing Manager.
Key ResponsibilitiesPerform routine, preventive, and emergency maintenance across residential properties, including electrical, plumbing, HVAC, and general repairsComplete assigned work orders in a timely, efficient, and quality-driven mannerTroubleshoot maintenance issues, identify root causes, and implement appropriate repair solutionsExecute and support preventive maintenance programs to extend asset life and reduce downtimeCoordinate with team members and support vendors to prioritize and complete maintenance activitiesConduct property inspections to identify maintenance needs, deficiencies, and safety concernsMaintain tools, equipment, and work areas in safe, clean, and working conditionsAccurately track work orders, materials, and completed tasks within the maintenance system; support preventive maintenance scheduling and reportingEnsure compliance with safety standards and company policies; communicate effectively with residents and internal teams; participate in on-call rotation and respond to after-hours maintenance needs
Essential Skills & CompetenciesStrong hands-on technical skills across multiple trades (electrical, plumbing, HVAC, carpentry, etc.)Ability to troubleshoot and resolve maintenance issues independentlyStrong time management and organizational skills with the ability to manage multiple prioritiesEffective communication skills with both residents and team membersAttention to detail with a focus on quality, safety, and reliabilityCustomer-service mindset with a focus on resident experienceAbility to work both independently and as part of a teamRequired QualificationsHigh school diploma or equivalent required; trade certification (electrical, plumbing, carpentry, HVAC, or related field) preferredProven experience in residential, commercial, or property maintenanceWorking knowledge of building systems, including electrical, plumbing, HVAC, and general constructionAbility to read and interpret basic drawings, plans, and technical documentsBasic computer proficiency for work order tracking, reporting, and communicationValid drivers licenseAbility to respond to after-hours (including weekends and holidays) maintenance emergencies
Preferred Experience (includes, but is not limited to):Experience supporting multi-unit residential or workforce housing environmentsFamiliarity with maintenance or property management systemsExperience working in fast-paced or service-oriented environments
