Job Description
The U.S. Title Search Specialist performs detailed real property title searches using online public record databases (Netronline) to determine the legal status of property ownership, identify liens and encumbrances, and prepare accurate search reports for clients or internal stakeholders. This role supports mortgage, title insurance, and real estate transaction processes in a high-volume, fast-paced environment.
Conduct comprehensive title searches on U.S. residential and commercial properties using online county resources (Netronline).Retrieve and examine property records (deeds, mortgages, tax records, liens, judgments, easements, etc.) from public record sources.Analyze chains of title to verify legal ownership history and identify title defects or issues that may impact property transfer or insurability.Prepare clean, accurate title search reports, summaries, and draft commitments as needed, ensuring findings align with client or company standards.Paraphrase, interpret, and align title documents with commitment requirements; work with closing coordinators where revisions are required.Meet productivity, quality, and turnaround time (TAT) benchmarks. Educational/Experience Requirements:Bachelor's degree or equivalent professional experience preferred.Experience in U.S. title search and examination.Prior experience performing current owner, two-owner, and full title searches is often required.Technical & Professional Skills:Proficiency in performing Title Search using Netronline.Strong understanding of real estate records, legal descriptions, and title terminology.Excellent analytical, problem-solving, and research capabilities.High attention to detail with ability to produce error-free work.Good verbal and written communication skills.Typing proficiency (often 40+ WPM with high accuracy).Ability to manage multiple priorities and meet deadlines.Flexibility to work U.S. shift hours (permanent night shift)
