Position Overview
The Vice President of Marketing will be responsible for leading the strategy, execution, and performance of marketing across Preiss’s student housing portfolio. This role serves as the internal leader of the Preiss marketing team and partners closely with Operations, Leasing, and Revenue Management to drive measurable results across the leasing funnel (lead generation, conversion, lease velocity, renewals, and occupancy). The ideal candidate has significant experience in student housing marketing, strong leadership capability, and a data‑driven approach to optimizing marketing performance while elevating brand standards.
Responsibilities
Portfolio Marketing Strategy & Performance Management
- Develop and implement portfolio-wide marketing strategies aligned with leasing objectives, pricing strategy, and annual business plans.
- Establish and manage key performance metrics (leads, cost per lead, conversion rates, tour-to-lease, lease velocity, occupancy pacing, renewals, reputation scores).
- Monitor and analyze campaign and property performance; provide clear recommendations and action plans to address underperformance.
- Partner with Operations/Leasing leaders to ensure marketing strategies translate into onsite execution and improved conversion.
Demand Generation & Digital Marketing Oversight
- Lead full-funnel marketing strategy across paid search, paid social, SEO, ILS, email/SMS, reputation management, and website conversion optimization.
- Ensure tracking, attribution, and reporting processes are established and maintained (CRM alignment, lead source integrity, call tracking, dashboards).
- Direct campaign planning and optimization for peak leasing periods, renewals, and turn—ensuring agile budget allocation based on performance.
Brand, Creative, & Messaging Leadership
- Own and enforce brand standards for Preiss and property-level brands, ensuring consistent messaging and visual identity across channels.
- Oversee creative strategy and production (campaign concepts, collateral, photo/video standards, signage, social content, and resident storytelling).
- Ensure community positioning is clearly defined and differentiated against comp sets in each market.
Team Leadership & Internal Marketing Operations
- Lead, coach, and develop the Preiss marketing team; clarify roles, expectations, and accountability.
- Establish workflows and operating rhythms for briefs, timelines, approvals, QA, and post-campaign reviews.
- Build scalable playbooks for launches/lease‑ups, underperforming assets, and repositioning initiatives.
Budget, Vendor, & Agency Management
- Own the marketing budget and forecasting process; allocate spend to maximize performance and ROI by asset and leasing phase.
- Manage agency and vendor relationships; define scopes, service levels, deliverables, and performance expectations.
- Ensure marketing resources are cost‑effective and outcomes-driven through disciplined planning and vendor oversight.
Market Intelligence & Strategic Initiatives
- Conduct competitive market research to understand trends, risks, and opportunities within student housing markets.
- Monitor industry trends and channel shifts to refine marketing strategy and maintain competitive advantage.
- Support leadership with insights for acquisitions, dispositions, new developments, and portfolio-wide strategic initiatives as needed.
Resident Experience & Engagement
- Partner with Operations and the Resident Experience team to support initiatives that enhance the resident lifecycle from prospect through move‑out.
- Collaborate on resident engagement campaigns that strengthen community culture, improve resident satisfaction, and support renewal performance.
- Support reputation management strategies that leverage resident feedback, reviews, and social engagement to strengthen property positioning and online presence.
- Work with internal teams to capture and amplify resident stories, events, and community experiences through marketing channels.
Qualifications
- Bachelor’s degree in Marketing, Business, Communications, or a related field (MBA is a plus).
- 10+ years of progressive marketing experience with demonstrated leadership responsibility.
- Significant experience in student housing marketing (strongly preferred) or closely related multifamily leasing marketing with proven occupancy outcomes.
- Strong performance marketing capability with experience managing budgets, agencies, and measurable KPIs.
- Analytical proficiency and comfort with marketing data, reporting, and optimization (CRM/lead tracking, attribution, conversion metrics).
- Excellent communication and stakeholder management skills; ability to partner effectively with Operations and Leasing leaders.
- Ability to travel as needed for site visits, property meetings, and leadership alignment.
