Role DescriptionJob Description1. Seek & Secure New OpportunitiesProactively search for new hotel projects, including greenfield developments, management contracts, and property acquisitions.Evaluate whether potential projects align with the company's short-term and long-term growth strategy.Conduct initial site assessments and market reviews to determine project viability.2. Assess Hotel Takeover PotentialIdentify underperforming or distressed hotels that could benefit from operational takeover.Analyze financial statements, operational workflows, and physical property conditions.Determine if the property can be improved to meet company brand standards and profitability goals.3.
Track & Act on LeadsMaintain a structured system to log and monitor all incoming project leads and referrals.Reach out to property owners, investors, or agents who submit potential opportunities.Coordinate with internal departments (finance, legal, operations) to evaluate each lead quickly and thoroughly.4. Handle Negotiations & Contract FinalizationLead end-to-end deal negotiations with property owners, landlords, or investors.Work with legal teams to draft, review, and finalize management agreements, lease contracts, or acquisition documents.Ensure all contract terms protect the company's interests while remaining fair to partners.5. Strengthen External PartnershipsBuild and nurture long-term relationships with key external parties, including:Property developersReal estate brokers and agentsHotel owners and investment groupsLocal tourism authoritiesAct as the primary point of contact for partners throughout the entire project discussion and negotiation process.6.
Drive Strategic GrowthSupport the company in achieving annual expansion targets (e.g., number of new signings or takeovers).Identify opportunities to enter new geographic regions (e.g., beyond Bali/Lombok) or new market segments (e.g., wellness resorts, eco-hotels).Prepare and submit quarterly feedback reports on client, customer, and owner satisfaction to the Senior Vice President of Operations and Development.Provide regular market intelligence including competitor movements, pricing trends, and emerging destinations.7. Report to Regional Director of Business Development & Ensure ComplianceReport directly to the Regional Director of Business Development on all project activities, lead progress, and deal status.Submit weekly or monthly progress reports as required by the Regional Director.Keep a live, updated pipeline of all potential projects at various stages (lead, negotiation, legal, closing).Stay up to date with local and national regulations affecting hotel operations, foreign investment, and tourism.Participate actively in industry events, such as hotel investment conferences, tourism expos, and networking forums, to represent the company and generate new leads.
QualificationsProven experience in business development, ideally within the hospitality industry.Strong negotiation, networking, and relationship-building skills.In-depth knowledge of hotel operations, management agreements, and market analysis.Ability to manage multiple projects simultaneously and meet tight deadlines.Excellent communication and presentation skills.Strong organizational, task management and multitasking abilities.
