The company manages a diverse portfolio of commercial and multifamily assets throughout the Pacific Northwest, providing property management, asset management, financial reporting, lease administration, and strategic advisory services. Today, the firm oversees more than 100 assets across office, retail, industrial, mixed-use, and multifamily properties, supported by a collaborative team dedicated to operational excellence and long-term value creation.
ABOUT THE ROLE
Edge Asset Management is seeking an experienced, relationship-driven Commercial Property Manager to oversee a diverse portfolio of commercial assets throughout the Portland metropolitan area. This individual will serve as the primary point of contact for property owners, providing strategic portfolio oversight while ensuring exceptional operational and financial performance.
This role is ideal for a self-starter who enjoys building trusted client relationships, understands commercial real estate financials, and can independently manage multiple priorities with minimal direction. Beyond day-to-day property operations, the successful candidate will lead owner meetings, present financial performance, oversee annual budgets, drive capital and operational projects, and collaborate closely with accounting, leasing, and maintenance teams to maximize asset value.
RESPONSIBILITIES
- Manage a portfolio of commercial office, retail, industrial, and mixed-use properties on behalf of multiple ownership groups.
- Serve as the primary relationship manager for assigned property owners, delivering exceptional client service and building long-term partnerships.
- Lead owner meetings and present monthly financial results, operating performance, capital projects, and strategic recommendations.
- Prepare clear, accurate, and timely owner reports and respond proactively to client requests.
- Develop a thorough understanding of each owner’s investment objectives and implement strategies that align with their goals.
- Develop, monitor, and manage annual operating budgets for assigned properties.
- Review monthly financial statements, analyze operating variances, and identify opportunities to improve NOI and overall property performance.
- Oversee accounts receivable, collections, tenant billings, invoice approvals, and cash management in partnership with the accounting team.
- Evaluate operating expenses and recommend cost-saving initiatives while maintaining a high level of tenant service.
- Understand lease economics and ensure lease compliance while protecting ownership interests.
Property Operations
- Oversee all day-to-day property operations, vendor performance, preventive maintenance, and capital
- Coordinate maintenance activities to ensure buildings are professionally maintained and operating efficiently.
- Maintain complete and accurate property records, contracts, lease files, and operational documentation.
- Respond appropriately to emergencies and resolve operational challenges with sound judgment and professionalism.
Leasing Support
- Partner with leasing brokers and internal teams to support leasing activity and maximize occupancy.
- Coordinate suite turnovers and ensure vacant spaces are market-ready.
- Support marketing efforts, property tours, and tenant improvement coordination as needed.
- Provide guidance and mentorship to an Assistant Property Manager while fostering a collaborative team
- Work closely with accounting, leasing, maintenance, and leadership teams to ensure seamless portfolio management.
- Take ownership of special projects and process improvements that enhance client service and operational
QUALIFICATIONS
- Active Oregon Property Manager or Real Estate License required.
- Five or more years of commercial property management experience managing office, retail, industrial, or mixed-use assets.
- Demonstrated experience managing direct relationships with institutional or private property owners.
- Strong financial acumen with the ability to review financial statements, develop operating budgets, analyze variances, and communicate financial performance to clients.
- Solid understanding of commercial lease administration and property operations.
- Excellent communication and presentation skills, with confidence leading owner meetings and delivering strategic recommendations.
- Highly organized, detail-oriented, and capable of independently managing multiple priorities.
- Proven ability to solve problems, drive projects, and make sound business decisions with minimal supervision.
- Experience mentoring or supervising an Assistant Property Manager preferred.
- Proficiency with Microsoft Office, particularly Excel; experience with AppFolio or similar property management software preferred.
