Job Description Job Description Job title Project Manager Reports to Operations Manager Job purpose The Project Manager responsibilities are to manage relationships with key stakeholders on a project, create benchmarks for success and deliverables. They are to manage budgets and plan work assignments that meet deadline requirements while considering changes in budget or scope during the execution of the contract. Duties and Responsibilities 1. CUSTOMER SATISFACTION Respond to the needs of the General Contractor field personnel in a timely manner. Communicate honestly and professionally, both verbally and in writing. Follow up on all calls / communication with customers. 2. OFFICE MANAGEMENT Knowledge and compliance of the company Policies and Procedures. Provide adequate and accurate feedback of each project Superintendent and Foreman. Provide adequate and accurate feedback of each project, including any difficulties, manpower projections, or scheduling conflicts. Complete and transparent information and communication with the respective to all Superintendents and Foreman. Attend Bid Reviews. Attend weekly Operations Meetings. Attend Master List (Job Status) Meetings. Attend monthly Cost to Complete (CTC’s) Meeting. Set, execute and achieve yearly goals set for the company. 3. PROJECT MANAGEMENT RESPONSIBILITIES Contract Review. Attendance in Preconstruction Turnovers. Attendance in Job Startup meetings. Permitting. Provide insight and support to reduce risk and capitalize on opportunities to be successful. Assist the project Superintendents and Foreman with the Project Planning phase of each project.
Provide frequent site visits as needed to ensure our plan for each project is executed as agreed upon. Attend OAC/Subcontractor Meetings. Owner, General Contractor and Public Relations. Subcontractor Relations. Vendor Relations. Monitoring of Project Tasking Reports. Project Budgeting, Cost Control and Accountability. Job Cost Review and Management. Hold project Superintendents and Foreman accountable for their respective project and make sure they are doing and completing what is required of them. Coordinate and report manpower projections. Coordinate Prefabrication. Reporting of General Contractor performance. Claims documentation, submission and negotiations. 4. PROJECT MANAGEMENT FUNCTIONS Project document organization and management. Project Scheduling, Master Schedule review and compliance. Submittal Review. Shop Drawing Review. Major Purchase Orders. Project Buyouts and Management. Invoice, Job Cost Approvals. Material Procurement and expediting. Material Returns. Assist in Freight Claims and/or Disputes. Change Orders. RFI’s. Billings / Progress Payment Requests. O&M’s Project Close out.

Inner-Office Support to Department The following company personnel are to assist with the functions defined below as only support and not a subordinate of the Project Manager. Purchasing Manger Material Procurement. Provide Invoices for approval. Material Returns. Project Reconciliation. Accounting Assistant Provide job costing of any project. Provide detail costing reports upon request.
Working conditions This is largely a sedentary role; however, lifting files, bending, standing, or walking is required.
