Maxest Capital is a rapidly growing real estate investment firm with a multi-family portfolio across British Columbia and Alberta. We are building an in-house property management division, and the Senior Portfolio Property Manager is the cornerstone of that effort — the person who owns daily operations across our residential buildings and sets the standard for how our communities are run.
Reporting directly to ownership from our North Vancouver head office, you will lead on-site managers and caretakers, keep our buildings full, well-maintained, and compliant, and shape the systems and processes the division is built on. Success in this role looks like high occupancy and tenant satisfaction, clean audits and lender compliance, budgets kept on track, and a portfolio that runs smoothly without daily involvement from ownership. For the right person, this is an entrepreneurial opportunity with ownership-level exposure and a clear path to a Director-level position as the portfolio grows.
Responsibilities
- Oversee daily operations across multiple residential buildings in BC and Alberta
- Lead and support on-site managers and caretakers, setting clear service standards
- Manage leasing, inspections, maintenance, renovations, and suite turnovers through Yardi
- Resolve escalated tenant concerns and ensure compliance with the Residential Tenancy Branch and applicable tenancy laws
- Build and manage vendor relationships, monitoring quality and cost of service
- Monitor portfolio KPIs and deliver regular performance reports to ownership
- Ensure lender compliance requirements are met across the portfolio
- Develop annual budgets, control costs, and track variances
- Travel to properties in BC and Alberta for site visits (approximately 25%)
Qualifications
- BC Property Management Licence (required)
- Proficiency with Yardi Breeze or Voyager (required)
- 3-5+ years of residential property management experience (required)
- Experience with a large-scale operator or REIT (such as CAPREIT or QuadReal) is a strong asset
- Strong leadership, communication, and problem-solving skills
- Ability to travel between BC and Alberta for site visits
