Job Description
We are seeking an experienced , high-energy executive to lead the growth and operational performance of our industrial / commercial property portfolio. This role owns our real estate vertical end-to-end; from sourcing and acquiring new investments to maximizing the long-term value of existing assets.
The ideal candidate combines financial sophistication with operational depth: someone equally comfortable building a complex acquisition model, negotiating bank financing, and walking a property to assess deferred maintenance. You thrive on variety, move fluidly between strategic and tactical work, and take ownership without waiting for direction..
Key Responsibilities
1. Strategy, Acquisitions & Dispositions (The "Hunter")
- Deal Flow & Networking:Proactively identify and source new investment opportunities by consistently networking with real estate professionals, brokers, developers, and off‑market contacts to drive deal flow.
- Acquisitions & Underwriting:Lead the financial modeling and underwriting for new investment opportunities, ensuring all projections (pro‑formas, DCF analysis, and IRR) align with our risk‑return profile.
- Due Diligence:Spearhead the full due diligence process, managing the "nitty‑gritty" of inspections, title reviews, zoning audits, and environmental assessments.
- Capital Markets:Secure and manage bank financing for new acquisitions and lead refinancing efforts for existing assets.
- Dispositions:Determine the optimal time to harvest value and lead the marketing and professional execution of asset sales.
2. Asset Management & Operations (The "Steward")
- Property Performance:Oversee the P&L for all holdings, performing quarterly financial reviews and lease payment reconciliations to ensure maximum ROI and IRR.
- Leasing & Revenue:Manage the entire leasing lifecycle, from initial tenant outreach and negotiation to final execution and renewals.
- Maintenance & Capex:Set the standard for property upkeep by vetting vendors and managing contractors for capital improvements to ensure assets remain in peak condition.
- Inspections:Conduct regular, detailed property inspections for both existing assets and prospective acquisitions.
- Stakeholder Relations:Act as the primary point of contact for high‑level tenant communications, lenders, partners, and legal counsel.
- Team Management:Manage and mentor a Real Estate Analyst, ensuring accuracy in reporting and professional growth.
- Compliance:Ensure all properties adhere to local, state, and federal regulations.
- Reporting:Prepare and deliver high‑impact real estate presentations for executive leadership and stakeholders.
