Work Mode: Full-time. Work from office preferred; hybrid may be considered for exceptional candidates with strong international real estate exposure.
Experience: 4–8 years preferred
Compensation: ₹60,000 – ₹1,20,000 per month, depending on international exposure, communication quality, investment understanding, and fit
Travel: Planned travel may be required for site visits, developer/broker meetings, market visits, and client/partner coordination.

We are not a conventional brokerage, listing platform, legal firm, or backend CRM operation.
Our work involves evaluating premium real estate opportunities through market understanding, project fundamentals, document discipline, financial logic, partner credibility, and client suitability.
Nitarya is an early-stage, founder-led startup with a very small core team of 2–3 people. This role is suitable for someone who is comfortable working closely with the founder, taking ownership, handling ambiguity, and building systems from scratch.
About the RoleWe are looking for an International Real Estate Investment & Partnerships Manager.
This role is for someone who has direct exposure to international real estate and can confidently speak with developers, brokers, agents, consultants, and premium clients across markets.
This is not a pure Indian real estate sales role. It is also not a legal-only, finance-only, or CRM-only role.
The role requires a rare combination of:
- International real estate exposure
- Premium client communication
- Developer / broker / partner relationship building
- Basic investment and ROI understanding
- First-pass real estate document awareness
- NRI / HNI client handling
- Founder-ready research and briefing discipline
The founder will handle final client trust-building, strategic advisory, and closures. Your role is to prepare the client, partner, property, numbers, documents, and follow-up layer that makes those conversations productive.
What You Should Be Able To DoYou should be able to look at an international or premium real estate opportunity and answer:
- What is being offered?
- Which country/city/micro-market is this in?
- Who is the right client for this opportunity?
- What is the all-in cost?
- What rental yield or ROI is being claimed?
- What assumptions are behind the return projection?
- What documents are missing?
- What ownership, legal, tax, or local-market issues need professional review?
- Which developer, broker, or partner should be pursued further?
- Is this opportunity founder-ready or not?
- Identify and manage relationships with international developers, brokers, agents, property consultants, lawyers, property managers, and local experts.
- Build partner pipelines across markets such as Dubai/UAE, Thailand, Greece, Portugal, Malaysia, Singapore, UK, and other relevant corridors.
- Initiate and lead professional conversations with overseas partners.
- Ask structured questions on pricing, ownership rules, rental assumptions, service charges, taxes, transaction costs, resale, and developer credibility.
- Maintain partner trackers and ensure follow-ups do not get lost.
- Review international and premium real estate opportunities at a first-pass level.
- Understand ticket size, all-in cost, rental yield, payment plans, maintenance costs, appreciation assumptions, resale potential, and liquidity.
- Prepare simple ROI / rental yield / price comparison notes.
- Identify exaggerated claims, weak assumptions, missing cost items, and unclear project information.
- Separate facts, claims, assumptions, risks, and next steps.
- Handle first-level communication with NRI, HNI, affluent, investor, and premium real estate clients.
- Understand client requirements, budget, risk comfort, investment intent, lifestyle needs, and decision stage.
- Communicate with confidence, composure, warmth, and discretion.
- Organize client notes before founder calls.
- Support follow-ups after founder conversations.
- Escalate final advisory, legal, tax, investment, or recommendation matters to the founder.
- Collect brochures, price lists, floor plans, payment plans, availability sheets, ownership rules, rental management terms, service charges, transaction cost details, tax notes, legal notes, developer profile, and project timelines.
- For international markets, identify missing information around foreign ownership, buyer eligibility, title/ownership structure, resale rules, local taxes, rental restrictions, and service charges.
- Organize project files in Google Drive or the company’s research system.
- Prepare founder-ready briefs with facts, numbers, risks, missing information, and recommended next steps.
- Attend planned site visits, market visits, developer/broker meetings, and client/partner coordination where required.
- Manage calls across time zones with overseas developers, brokers, and service providers.
- Maintain post-call notes, relationship notes, documents received, missing information, follow-up dates, and meeting readiness.
- Ensure no important opportunity, partner, or client follow-up is missed.
- Direct exposure to international real estate, overseas property advisory, NRI property advisory, overseas developers/brokers, residency-linked property, or cross-border real estate transactions.
- 4+ years of experience in real estate investment sales, international property, premium real estate advisory, developer relations, channel partnerships, NRI client management, or real estate relationship management.
- Ability to explain basic investment numbers: ROI, rental yield, all-in cost, appreciation assumptions, maintenance costs, resale value, and liquidity.
- Strong premium client presence: articulate communication, confidence, discretion, cultural sensitivity, and ability to speak with affluent clients and senior stakeholders.
- Ability to communicate professionally with international developers, brokers, lawyers, property managers, and consultants.
- Working familiarity with real estate documents, brochures, payment plans, floor plans, ownership notes, title basics, service charges, rental projections, and transaction documents.
- Strong follow-up discipline and ability to maintain CRM / Google Sheets / Excel trackers.
- Comfort with ChatGPT, Google Drive, Google Sheets, Excel, CRM tools, WhatsApp, email, LinkedIn, and AI-assisted research.
- Comfortable working in a small founder-led startup with evolving systems.
- Comfortable with planned work-related travel and international calls.

- Are only legal/documentation experts with no client or commercial understanding.
- Are only backend CRM managers with no advisory or relationship confidence.
- Cannot explain basic ROI, rental yield, all-in cost, or investment logic.
- Are uncomfortable speaking with HNI, NRI, or premium clients.
- Lack confidence to handle new, ambiguous, or cross-border situations.
- Need detailed instructions for every task.
- Prefer large corporate teams, fixed departments, or highly supervised roles.
- Communicate in a mass-market, pushy, overly casual, or broker-style manner.
- Are unavailable for planned work-related travel.
- Plan to continue undisclosed freelance or side work that may conflict with a full-time role.
The ideal candidate is commercially sharp, polished, confident, relationship-led, and globally curious.
They should have enough international real estate exposure to understand how overseas property markets, brokers, developers, ownership rules, rentals, and transaction processes differ from India.
They should be able to speak confidently with NRIs, HNIs, developers, brokers, and overseas partners, while also maintaining structured notes, project files, numbers, and follow-ups.
They should be comfortable with ambiguity, ownership, and working directly with the founder in a small early-stage team.
