Job Description
Overview The MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. They oversee selection and management of MEP subcontractors, and review, manage, and administer mechanical bid tabs/Exhibit Bs, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance. Responsibilities Review mechanical bid tabs and Exhibit B in contract Interview and select sub-contractors for each project Day‑to‑day management of MEP sub‑contractors Review and approval of MEP monthly requisitions Review and approval of MEP change orders Site walks to ensure work is progressing according to schedule, including schedule updates Direct communication with BIM/VDC personnel and Superintendent to keep coordination on track Work with A/E team to develop solutions for coordination items Review all MEP submittals Obtain documentation from inspections and testing Oversee the MEP & FP contractor and the Commissioning agent Coordinate and work with owner third‑party MEP contractors or testing agencies Obtain all mechanical close‑out documentation (as‑built, attic stock, O&Ms) Coordinate multi‑trade portions of the project (e.g., curtain wall with security, electrical, hardware) Develop and monitor equipment delivery logs, organize submittal process for long‑lead items first Attend weekly owner, subcontractor, coordination, and field meetings Obtain approval/sign‑off from AHJs Work with retail and/or tenant fit‑out when applicable Create work lists and complete MEP punch list Coordinate owner training and turnover Work with public utilities to ensure project requirements are met (temporary electrical, steam, gas) Coordinate and direct parties to complete life safety inspections Coordinate between trades to ensure proper electrical requirements for mechanical, light power match, etc.
Qualifications Bachelor of Science (technical/engineering degree) in Mechanical, HVAC, Plumbing, Electrical, and Fire protection Minimum 10+ years of experience with Mechanical, Electrical, Plumbing and Fire Protection Systems Healthcare project experience strongly preferred Minimum 5+ years of project management experience Strong computer skills (MS Excel, Word, Outlook) Ability to read and comprehend drawings and specifications Complete understanding of BIM/VDC coordination and hit detection programs Knowledge of local, city, state, and international building codes for project location Knowledge of ASHRAE, NEC, NFPA, and LEED requirements Extensive knowledge of testing and balancing and commissioning practices Ability to make quick, accurate decisions and keep moving forward Excellent communication at all organizational levels Ability to resolve complex issues with minimal knowledge Must embody Suffolk's Core Values: Passion, Integrity, Hard Work, Professionalism, and Caring New York City Pay Range: $130,000–$185,000 base salary (actual pay varies). Working Conditions The employee will spend time in an office environment with quiet to moderate noise level, with frequent standing, walking, and reaching. Work requires long periods of sitting, fine motor skills, and use of keyboard and phone.
