We have an immediate need for a full‑time Property Accountant at our Corporate office in Troy, NY.
Job Overview & Requirements
Job Type: Property Accountant – Exempt, $65,000 per year
Work Hours: Full‑Time, Monday to Friday 8:00 am – 5:00 pm
Physical Requirements: ability to sit for long periods of time
Required Education: Bachelor’s degree in accounting, finance or related field
Required Experience: 2+ years of accounting experience, preferably in property management or real estate; Entrata experience is a plus; advanced proficiency in Microsoft Excel and other Microsoft Office applications
Certifications: CPA preferred but not required
Qualities: professional image, positive attitude, energetic, assertive; demonstrates integrity, strong work ethic, excellent communication, analytical thinking, and accounting principles
Responsibilities Accounting Operations
Cash management – monitoring/reporting; accounts payable for distressed properties
Cash management of each property; additional support or critical analysis as needed
Prepare bank reconciliations and monthly financial statements
Ensure regulatory compliance with governmental agencies and GAAP
Generate reports and data necessary to successfully manage property operations
Prepare detailed accounting, statistical, and narrative financial statements and reports
Collect data on direct, indirect, and overhead costs of operation for rate and fee setting
Participate in the preparation, evaluation, justification, and maintenance of budgets and financial controls
Examine records to verify proper reflection of asset acquisition, sale, retirement, and other entries
Prepare depreciation schedules and present information when needed
Ad hoc reporting (cash flows, projections, finance and management requests)
Provide guidance to accounts payable staff for timely and accurate payment processing
Assist and provide support to accounting intern when requested
Assist in reaching organizational goals
Budget Process
Collaborate with Property and Regional Managers to create annual property budgets and forecast revenues and expenses
Provide training and guidance to managers unfamiliar with United’s practices
Upload budgets for assigned properties into the management operating system
Present and explain variances to owners, executives, and management
Management
Create monthly reporting and financial statements for up‑to‑date management information
Work with Property Management to apply core accounting principles and practices and ensure controls are adhered to
Assist Controller, CFO, CEO, and management with special projects as needed
Reporting
Prepare and disseminate reports (end‑of‑month, leasing/occupancy, cash management and analysis, aging accounts receivable, etc.)
Work with management and leadership to cure deficiencies and set up contingency plans for distressed properties
Process Improvement
Follow policies and procedures for the Accounting Department; monitor adherence and contribute to cohesive flow of operations
Update quarterly (or as needed) property information and checklists to avoid duplication of effort
Complete special projects as needed and assigned
Ensure financial statement delivery meets established deadlines and remedy deficiencies before final review by the Controller
Disseminate financial statements to appropriate stakeholders after management approval and maintain consistent electronic retention
Respond to audit inquiries; comply with regulator/auditor requests; create and maintain monthly/quarterly/annual checklists for audits, tax returns, and annual filings
