Job Description
About the Role
This role is for someone who builds relationships, understands how a business thinks about space, and can structure a deal that creates genuine value for the client and the company. This person will be the primary revenue driver for UrbanWrk's Hyderabad portfolio. You will bring an active, warm network of IPCs and local brokers to the table from day one, and you will know how to work that network with consistency.
Key Responsibilities
1. New Business Development
- Own the full sales cycle from prospecting to signed agreement - qualification, site visits, proposals, negotiations, and closure.
- Target enterprise clients, SMEs, and startups requiring managed office solution.
- Develop a structured outreach plan across Hyderabad's key micro-markets
- Represent UrbanWrk at industry events, real estate forums, and networking platforms to build brand presence and generate inbound interest.
2. IPC & Broker Channel Management
- Activate and maintain a live, productive network of IPCs and local brokers across Hyderabad.
- Ensure channel partners have current inventory knowledge, pitch materials, and pricing structures and are consistently motivated to bring UrbanWrk to their clients.
- Track channel partner activity and contribution; identify and onboard new channel partners where gaps exist in market coverage.
- Manage partner payouts, documentation, and engagement with integrity and transparency.
3. Pipeline & CRM Management
- Maintain clean, accurate, and well-qualified pipeline at all times.
- Log every lead, meeting, proposal, and deal stage in the CRM with zero gaps or delays.
- Provide weekly pipeline updates and deal status reports with clear next steps and timelines.
- Identify pipeline risks early and course-correct proactively
Ideal Candidate Profile
Background
- 2 - 5 years of sales experience in managed office spaces, flexible workspaces, coworking operators, or as a transaction manager / senior consultant at an IPC
- A live, active network of IPC contacts and local brokers in Hyderabad.
- Experience structuring commercial proposals beyond per-seat pricing - total cost of occupancy, custom fit-out, flexible term models.
Qualifications
- Bachelor's degree in Business, Commerce, Real Estate, or a related field.
- MBA or equivalent is a plus, but track record matters more than pedigree in this role.
- Proficiency in MS Excel for deal modelling and CRM tools for pipeline management
