About Cozmo LivingCozmo Living is a premium co-living brand offering fully managed accommodations for students and working professionals. We are looking for an Accounts Manager who can take complete ownership of the company's finance, collections, accounting, compliance, and reporting functions.
Role OverviewThe Accounts Manager will be responsible for managing all financial operations across all Cozmo Living properties. The role requires strong ownership of rent collections, accounting, vendor payments, financial reporting, statutory compliance, budgeting, and process improvement.
Key Responsibilities1. Rent Collection & Revenue Management- Head collections across all Cozmo Living properties.
- Ensure timely collection of rent, security deposits, food charges, utility charges, and other recoveries.
- Monitor overdue payments and follow up with residents.
- Coordinate with the sales and operations teams to minimize outstanding dues.
- Maintain daily collection reports and ageing reports.
- Prepare weekly and monthly collection summaries for management.
- Reduce bad debts and improve collection efficiency.
- Maintain accurate books of accounts.
- Record all receipts, payments, journal entries, and bank transactions.
- Perform bank reconciliations regularly.
- Maintain ledgers, trial balance, and financial records.
- Ensure accounting entries are completed on time.
- Prepare monthly Profit & Loss statements.
- Prepare Balance Sheet and Cash Flow reports.
- Generate MIS reports for management.
- Track property-wise revenue, expenses, and profitability.
- Present financial insights to the leadership team.
- Prepare annual budgets.
- Monitor actual expenses against budgets.
- Forecast cash flow requirements.
- Recommend cost-saving measures and improve financial efficiency.
- Verify vendor bills and invoices.
- Schedule vendor payments.
- Maintain payment calendars.
- Reconcile vendor accounts.
- Manage advances and settlements.
- Maintain resident account ledgers.
- Track receivables.
- Generate invoices and payment reminders.
- Manage refunds and security deposit settlements.
- Process monthly payroll.
- Verify attendance-related payouts.
- Process incentives, reimbursements, and expense claims.
- Ensure statutory deductions are accurate.
- Handle GST compliance.
- Coordinate TDS deductions and filings.
- Assist with Income Tax documentation.
- Maintain statutory records.
- Coordinate with Chartered Accountants and auditors.
- Prepare documents for internal and external audits.
- Maintain digital and physical financial records.
- Ensure compliance with accounting policies.
- Maintain contracts, agreements, and payment records.
- Monitor daily cash flow.
- Maintain adequate working capital.
- Track receivables and payables.
- Prepare cash flow projections.
- Monitor property-wise collections.
- Track occupancy-related revenue.
- Maintain owner-wise financial records.
- Prepare owner settlement statements where applicable.
- Monitor utility expenses and operational costs.
- Develop and improve accounting SOPs.
- Automate collection and reporting processes.
- Improve financial controls.
- Ensure timely month-end and year-end closures.
- Work closely with Sales, Operations, Housekeeping, Property Managers, and Leadership.
- Support departments with financial data and reporting.
- Ensure smooth coordination for resident billing and collections.
- Collection efficiency above 98%.

- Bachelor's degree in Commerce (B.Com), Finance, or Accounting.
- CA Inter, CMA, MBA (Finance), or equivalent qualification is preferred.
- 3–6 years of experience in accounting and finance.
- Experience in real estate, hospitality, co-living, or property management is preferred.
- Strong knowledge of accounting principles.
- Excellent collection and negotiation skills.
- Expertise in Tally, Zoho Books, Busy, or similar accounting software.
- Advanced Microsoft Excel and Google Sheets.
- Knowledge of GST, TDS, and statutory compliance.
- Strong analytical and problem-solving skills.
