Orion is the investment manager for a SEBI-registered Category II AIF building an institutional platform in NCR real assets - distressed projects, land acquisition, and JV/JDA development - a market that has matured through RERA, IBC, GST and the arrival of AIFs, but remains underserved by institutional, operator-empathetic capital.
We are not pre-launch. Sponsor has committed 10% of skin in the game. PPM filed and license secured. 17 deals under active evaluation, including 3 signed JDA term sheets. We are raising toward ₹2,000 Cr AUM and are hiring the person who will lead that raise and carry KMP accountability alongside the founding team.
Why this seat exists
This is a founding leadership role, not a hire into an existing function. You will be the credible external face of the platform to LPs and the designated Fund Manager and Principal Officer with SEBI. You will own the capital base and the regulatory mandate end-to-end - with a founding team and investment team beneath and beside you, not an empty org chart.
What is already in place
- Sponsor commitment: 10% already allocated - quantify the skin in the game.
- Regulatory: SEBI Cat II registration status; PPM / investment policy stage.
- Pipeline: 17 Deals under evaluation; 3 signed JDA or JV term sheets.
- Founding track record: The founding team comes on board with significant land acquisition and trading experience, further strengthened by real estate development experience as well. As ex-real estate developers, we see opportunity is moving into active asset management as the NCR market continues to consolidate.
- Advisory / partners: Institutional partnerships to promote transparent and fair governance.
The mandate
You will own three things outright, partner on a fourth, and have the rest supported beneath you. We are deliberate about this so the role is senior in depth of ownership, not diluted across every function.
You own:
- The end-to-end capital raise - first close and subsequent closes, across domestic and NRI HNIs, family offices, and institutional LPs
- All LP relationships — roadshows, one-on-ones, diligence, ongoing communications, and the relationship depth that supports future vintages
- The KMP and Principal Officer mandate - SEBI AIF compliance, quarterly reporting, annual audits, IC governance and investment-memo standards, in coordination with the Compliance Officer, CFO, and external counsel.
You collaborate with the founding team on:
- JV/JDA structuring and term-sheet discipline with listed national developers
- Exit structuring and secured exit planning across the portfolio
You assist on:
- Land acquisition origination, due diligence, title and regulatory work, and site-level execution
Who is this for
- 12–18 years total, with 6-8+ years in a senior fund management, IR, or capital-markets role at a real estate fund, PE firm, or structured-finance platform - non-negotiable
- A demonstrated, attributable LP fundraising track record in the Indian market - domestic HNIs, family offices, and/or institutions. We will want to talk specifics: what you raised, from whom, against what odds
- Prior KMP / Fund Manager experience at a SEBI-registered AIF. This is the bar. We are not building a training seat
- Working command of Indian RE investment structures - JV/JDA frameworks, land acquisition, NCR dynamics - and of SEBI AIF Regulations, RERA, and FEMA as applicable to Cat II funds
- MBA (Finance / Real Estate) from a Tier-1 institution; CA or CFA strongly preferred
We weight integrity and judgement over pedigree alone - but the floor on experience and KMP credibility is firm.
The Economics
This is a co-founder-level seat and the structure reflects it:
- Base: Competitive, benchmarked to senior AIF FM roles.
- Carry: Above competitive senior AIF FM roles.
- Management fee participation: Open to discussion.
- Co-invest: Open to discussion.
